PROPERTY INFORMATION

House rules check-in/out times

Access to property before 3pm on check-in day is normally not permitted. We don't allow early arrivals or late departures. We fully clean and turn-over the property once the booking is over to get it ready for the new tenant. That requires time to ensure it is done to your satisfaction.

Check-in is between 3pm and 9pm unless otherwise discussed and agreed to via our messaging service. Our representative will meet you at the property to check you in and familiarise you with the property.

Quiet Time(s)

We are FIRM with quiet time between 11pm and 7am. This is to respect our neighbours on either side of the property. Some of our neighbours work from home, this means you must be aware and reduce the noise you are making throughout the day.

Guest Identification

We require each guest (over the age of 18) to have - and show - a valid unexpired government-issued identification upon check-in. Guests who do not provide this identification will not be allowed to check-in. This will be construed as the guest wishing to cancel the reservation and will carry appropriate booking penalties.

Guest(s) of Residents

We are perfectly happy having people pop by, pick you up, but you may not use the house for parties or entertainment. All overnight guests must be approved in advance through the booking process and are subject to an additional fee where applicable. This must be done no later than 24 hours prior to check-in and paid for at that time. Failure to do this is a violation of our House Rules; no entry/no refund if you violate the rules. We are safety-first kind of Hosts, and we don’t encourage stray people wandering around the property.

Parties of any kind are not allowed in the house or on the property. Loud music is also not allowed. Hosting a party automatically voids the guests right to stay at the property immediately & guests would asked to leave.

Household Appliances

Television:
There is a television with a remote control in the house. This TV has access to Freeview channels only.

Refrigerator:
There is one Fridge Freezer in the kitchen; this is more than adequate to serve all the needs of a single household. This is cleaned between guests. On the lower half of the refrigerator there is the freezer door with 3 compartments. The refrigerator does not make ice.

Microwave:
This is a standard microwave with the controls in front of the unity. The door opens simply by pressing the button at the lower part of the oven.

Household Appliances

Gas / Oven:
This is an electric top cooker and a convection oven in the kitchen. The pots and pans are in the lower cabinet cup boards beside the cooker. The surface of this gas cooker is strong - but can be scratched. Normal usage will not scratch it however abuse will. Do not clean it with any abrasive. When it cools it can be cleaned with one of the non-scratch sponges we provide at the sink. If you have issues cleaning it, please let us know and we can take care of it.

Central Heating:
The house operate a storage heating system that powers both the heating and water system throughout the house. You would not need to touch this as it is already set. Please do not cover the storage heaters with any cloth or items, as this will trip off the heaters.

Dishes:
All of the dishes and glasses are located in the upper cabinet above the cooker. Utensils are located in the drawer next to the cooker.

Household Appliances

Air Conditioner:
The property has no air conditioner unit.

Linen/Cleaning:
We provide bed linen and towels which are cleaned after each visitor checks out. If there is an accidental spill, there are spare linen in the cupboards located on the first floor. Consumables such as coffee and tea refills, as well as shampoo & conditioner are always available during your stay upon request.

Blinds & Curtains:
The sun here is bright. The security lights and street lights surrounding the house are lit at night as well. Please close the blinds at night in order to maintain your privacy within the house.

Travel Essentials:
We have provided an Iron, Ironing board and airing stand.

Disposal:
There is a refuse bin with a black bag that you can use to dispose all your trash in the kitchen, please use this and we will dispose of it when we come to clean. If the black bags becomes full, there is a grey bin in front of the house, this is the correct bin to throw the black bags into.

Ground Floor WC:
There is a ground floor WC just by the kitchen. It's a shame we have to say this part; flush after each use of the toilet and clean up the bowl if you mess it up. We provide toilet rolls.

Check Out Procedures

'Check-out' is a term we use meaning your final departure, which must be done by 11am on check-out day, when your stay is over. When your stay is completed we normally arrange to meet with you, check the property and return any deposit where applicable.

Furniture

The bed, sofa, appliances, etc are not to be moved around - even if you intend to put them back after your stay.
